# Car valet business at Cobham yard seeks retrospective planning permission

A car valeting business operating from a yard in Cobham is seeking retrospective planning permission after beginning its change of use in August 2025.

The application covers part of Worthy Yard, Unit 1, Redhill Road, Cobham, a site of 618 square metres currently classified as Commercial Class E. The proposal would formalise use of part of the yard as a car valet business for a temporary two-year period. The change of use is stated to have commenced on 31 August 2025.

The business, submitted on behalf of Alexander Stewart Clark of Lasch, involves car washing and internal cleaning. Four full-time employees are proposed. Proposed operating hours are Monday to Saturday, 08:00 to 17:00, and Sunday and bank holidays, 09:00 to 16:00.

The application notes the addition of a small shed of 6.96 square metres. No new vehicular or pedestrian access to the public highway is proposed, and existing hardstanding would be retained as the external surface.

On biodiversity net gain, the applicant states the pre-development biodiversity value of the site is 0.03 units, calculated using a baseline from a previous application. A further assessment was carried out in September 2025 but the earlier known value was used, as hardstanding had already been laid. The applicant states that no irreplaceable habitats are present on the site.

Foul sewage is to be disposed of via the mains sewer, and surface water via a sustainable drainage system. Arrangements for waste storage and recycling are included in the plans.

The application was signed by agent Karen Haizelden of Lasch Ltd, Ripley, and declared on 2 July 2026.
